Home Information Packs, or HIPs, have been a legal requirement since 14 December 2007.
Every home put on the market, no matter what size or number of bedrooms, must have one.
It brings together valuable information at the start of the process – such as a sale statement, local searches and evidence of title – which could save you time, money and stress.
The Pack contains important information that buyers and sellers need to know.
Items that must be included in the pack are…
- Energy Performance Certificate
- This will tell you how energy efficient a home is. It contains advice on how to cut CO2 emissions and fuel bills.

- Searches
- The local land charges register and local enquiries like planning decisions and road building proposals.
- Evidence of Title.
- These documents prove that the seller owns the property and therefore has the right to sell it.

Items that may be included on an Optional basis are…
- Home Condition Reports
- A Home Condition Report contains information about the physical condition of the property.
- Legal Summary
- The Packs will contain some complex documents that can be difficult to understand. This document will explain these.

- Home Use / Contents Forms
- These include information on boundaries, notices, services, sharing with neighbours, planning permissions and other matters of interest to potential buyers. Also included can be information about which fixtures and fittings and other contents are included or excluded in the sale, or are subject to negotiation.
